Why Register?

Procedure

Steps on MyMinfin

1. Log in to MyMinfin with your eID or itsme
2. Go to "My interactions" → "Registration" → "Register a lease"
3. Upload the signed lease (PDF)
4. Upload the entry inventory
5. Fill in the requested information (address, rent, duration)
6. Validate — you receive a registration number

Special Cases

Primary Residence Lease

• Registration is free
• Mandatory within 2 months

Commercial or Office Lease

• Registration is paid (registration fees of 0.2% of total rent)
• Mandatory within 4 months

Lease Amendment

• Any amendment (rent increase after works, change of duration) must also be registered
• Free for primary residence leases

Consequences of Non-Registration

For the Landlord

• No indexation — you cannot increase the rent annually
• Lease not enforceable — if you sell the property, the new owner is not bound by the lease
• Theoretical fine — €25 (rarely enforced in practice)

For the Tenant

• Can leave without notice or compensation at any time
• No obligation to stay until the end of the lease

• Registration is a condition for indexation AND for EPC restrictions
• The lease must be registered to benefit from the protection of the Brussels Housing Code
